William Holly, Rolando Alvarez Ink 14,000 SF Coral Gables Deal

The Coral Gables office of a national real estate brokerage is making a splashy move to a premier location in that city.
Coldwell Banker Residential Real Estate has inked a long-term lease for approximately 14,000 square feet of space at 4000 Ponce de Leon Blvd. in Coral Gables, also known as The Collection building. William Holly, president of Miami-based Pointe Group Advisors, represented the landlord while Rolando Alvarez of Coldwell Banker negotiated on behalf of his firm.
Specific financial terms were not disclosed.
Coldwell Banker claims to be the largest real estate brokerage in Florida, with over 75 offices and 4,800 sales associates. The broker’s previous Coral Gables office had been located at The Atrium building at 1500 San Remo Avenue. In June, the company had a ribbon-cutting for another new space in Miami Beach, at 1682 Jefferson Avenue. A spokeswoman for the firm said yet another office move is in the works, but did not say which market would be affected.
The 4000 Ponce de Leon Blvd. site is in Coral Gables’ Merrick Park central business district and has an occupancy rate of 95 percent, according to Pointe Group. The asking lease rate in the building is $36 per square foot.
