US Postal Service Building Sells For $6 Million

Colliers International South Florida is pleased to announce the sale of the 103,250-square-foot US Postal Service Building at 7499 NW 31st Street in Miami. Senior Commercial Associate Kristopher Wagner and Senior Vice President – Partner John K. Crotty, CCIM, represented seller TIC Properties in the $6,050,000 transaction.
The property, located in close proximity to the Airport Cargo area of Miami International Airport, received multiple solid prospective buyers, says Wagner.  Buyer Passion Growers, plans to use the building as a coolered warehouse and distribution center.  “They were attracted to the property based on its location and the lot space available for trailer storage and additional parking, which the flower business requires for peak seasonal requirements associated with Valentine’s Day and Mother’s Day holidays,” he adds.
“We brought this to numerous investors in the marketplace due to the in-place tenant of USPS, whose lease was expiring,” says Crotty. “But over the course of marketing the property we were able to bring in the highest price from a local owner user.”
