Trelles, Catano Close 37,000 SF Lease

Frank Trelles and Hector Catano, Executive Vice President and President, respectively, of Cornerstone International Realty,  represented the landlord, Perc Enterprises, in  a 37,000-square-foot office/warehouse lease to La Ley Enterprises.
The tenant, a well-established law firm in the community, is expanding from a 20,000 sf office to its new location at 4180 SW 74th Court in Miami.
“With the stabilization of the market, companies are now starting to expand their operations.” Trelles added. Lease rates have jumped significantly this past year and vacancy rates continue to drop. The South Florida market has one of the lowest vacancy rates in the country. Hector Catano added “We are seeing activity ramp up again to the levels of pre-market crash which is great news for the South Florida economy”.
The lease is valued at $3 million.
The brokerage team, formerly with WestVest Associates, launched Cornerstone International Realty earlier this month.
