New CocoWalk Office Building Tops Out In Coconut Grove

One Cocowalk, the new Class A office building under construction in Miami’s Coconut Grove business district, celebrated a milestone on July 26 with the topping out of the highly anticipated building.

Juneau Construction Company marked the momentous occasion with a ceremonial beam-signing and the lifting of an American flag above the top of the structure’s highest floor. Members of the CocoWalk redevelopment team – Federal Realty Investment Trust, Grass River Property, and The Comras Company – as well as local business leaders and representatives of the Coconut Grove Business Improvement District joined in the celebration.

One CocoWalk will have four floors of Class A office space above the ground-floor retail/restaurant level, in addition to a rooftop terrace and event space. Parking for users of the new offices will be made available within the complex. Leasing activity at One Cocowalk has been brisk; the office building is approximately 65% leased prior to construction topping-out.


“CocoWalk is the most recognizable location in Coconut Grove,” says Russ Beck, Operations Manager for Juneau Construction. “With the entire neighborhood undergoing a massive renaissance, it is fitting that CocoWalk is leading the way.” In addition to building the new five-story building for which owners are seeking LEED Silver certification, Juneau Construction is engaged in renovating and revitalizing the retail and restaurant spaces in the CocoWalk complex.


“We are thrilled to be finishing the office building’s main structure right on schedule, while we work on its exterior and also make façade improvements to the existing retail component,” says Gabriela V. Matheus, Project Manager for Juneau Construction. “We’re close to sealing the interior and removing the crane from the site. The façade of the office building, a mixture of glass and terracotta tiles, gives it a contemporary yet cozy look that blends well with the Grove’s creative vibe.”

Completion of One Cocowalk is projected for the spring of 2020. That timing coincides with the full renovation and redevelopment of the complex, originally constructed in 1991.


“Sustainable design features in the new office building include highly efficient mechanical systems as well as high performance glazing and roof systems,” notes Lawrence Beame, AIA, Principal, RSP Architects.

His firm designed all phases of CocoWalk’s revitalization, including remodeling existing sections. Seattle-based Foreseer is involved with decorative design elements on the project, and LAND is the landscape architect. Key subcontractors are Allied Bean Demolition, Ion Electric, JGR, Lotspeich, Steel Fabricators, McGilvray Plumbing, Tropic Mechanical, and United Glass.
