New Class A Office Building Planned For Broward County

A Class A office building has been proposed at Sawgrass International Corporate Park in Sunrise.

On May 26, the City Commission will consider site plan approval for the Edge at Sawgrass. The 6.47-acre site, at 13670 N.W. 12th St., is owned by Sawgrass Office Investments LLC, managed by Christian Boeger in Miami. The developer acquired the vacant property for $4.5 million in 2018.

The four-story office building, designed by RLC Architects, would total 113,480 square feet. It would be attached to a two-story parking garage with 297 spaces. There would be an additional 249 surface parking spaces.

The office vacancy rate in the Sawgrass Park area was 8.2% in the first quarter, according to Colliers International South Florida. It had negative absorption of 109,696 square feet during the first quarter. The average asking rent for Class A space in the area was $34 a square foot, compared to $47.09 a square foot in downtown Fort Lauderdale.

GL Homes is also planning to build an office campus in the business park as part of a mixed-use project.
