Mixed-Use Tower Planned Near Aventura

Nform Development, led by Avi Nehemia in Sunny Isles Beach, filed a pre-application with Miami-Dade County officials for the Oaks at Aventura West. The 12-story building, which will feature residential, office and retail space, is planned for the 1.84-acre site at 2572 NE 184th Terrace and 2555 NE 183rd Terrace, a block west of West Dixie Highway in the Ojus neighborhood.

In 2016, Nform Development filed plans for 30 townhouses on the site, but didn’t move forward. New zoning county changes to the Ojus area have increased the density and allowed for mixed-use development.

The Oaks at Aventura West would total 244,781 square feet with two towers connected by a parking deck. It would have 168 apartments, 20,355 square feet of offices, 6,736 square feet of retail, and 208 parking spaces.

The residential units would include 10 townhouses and four live/work units on the ground floor. The offices would be on the second floor. The third floor would feature a pool deck, gym and a party room.

Developers file pre-application to receive feedback from county officials before submitting official applications.
