Energy Efficient Lighting Company Opens New 40,000 SF HQ In Hollywood

CBRE has arranged a lease for Future Energy Solutions (FES), a global energy solutions provider that leases highly energy efficient indoor and outdoor LED lighting resulting in significant cost savings to property owners and businesses.
On April 1, the company moved its North American corporate headquarters from its current location at 2801 Evans Street in Hollywood, where it began with three employees, to a new, approximately 40,000-square-foot, Class A distribution space at Prospect Park III, located at 5400 NW 35th Avenue in Fort Lauderdale.
The company, which currently has approximately 40 employees, plans to add an additional 70 employees over the next two years.
CBRE represented the landlord, KTR Capital Partners (KTR). No other brokers were involved in the transaction.
“Prospect Park III was ideal for FES because it is the only the building in that submarket with a 25-foot clear height and ±13,000 square feet of fully renovated Class A office space, which was enough to accommodate the company’s growing sales, technician and administrative staff,” said CBRE Associate Larry Genet.
The transaction was completed from start to finish in approximately two weeks, allowing for FES to move in and store millions of dollars in inventory that arrived at PortMiami around the same time.
Prospect Park III is a 66,075-square-foot, Class A distribution center featuring 25-foot clear height, full building fire suppression, dock-high and recessed loading and brand new T-5 lighting. The property is located in the campus-style Fort Lauderdale Commerce Center, three-quarters of a mile east of the Florida Turnpike and approximately two miles west of I-95.
The Fort Lauderdale-based team of CBRE industrial brokers who arranged the lease includes Mr. Genet, Senior Vice President Harry Tangalakis and First Vice President Tom O’Loughlin.
