C&W Miami Broker Leaves To Start Firm

Ericka Witkowski has launched her own commercial real estate firm after leaving Cushman & Wakefield’s South Florida Office. Her new company, Witko Group, focuses on representing owners, landlords and tenants throughout South Florida.

To her position as Founder and Principal, Witkowski brings comprehensive experience from previous positions with several top brokerage firms, as well as a solutions-based, technology-forward approach to help clients succeed in the era of COVID-19.

Witkowski most recently served as Director of Office Leasing with Cushman & Wakefield in Miami, where she represented some of the market’s most notable owners and investors, including Market Street Real Estate Partners, East End Capital, Related Group and Banyan Street Capital. During her time at Cushman & Wakefield, she played a critical role in the completion of sales and leases totaling $186.5 million in transaction value and over 435,000 square feet of space.

In 2019, she was part of a team that executed South Florida’s largest office lease of the year — Lennar Corporation’s 156,000-square-foot, 16-year headquarters lease at 5505 Waterford at Blue Lagoon. Witkowski and team represented landlord Franklin Street Properties in the lease, which was named “Office Lease of the Year” by NAIOP South Florida.

With Witko Group, Witkowski sees an opportunity to fill a need in the South Florida commercial real estate market by working more intimately with her clients and providing greater innovation, accessibility, flexibility and communication.


“The pandemic has highlighted the fact that brokerage cannot be conducted the same way it has been the last decade. Born in the midst of a global health crisis, Witko Group is helping clients be proactive in adapting to new challenges and expectations with technology-based solutions, such as programs that allow tenants to walk through every inch of a suite in the digital space. Additionally, the firm’s entirely cloud-based, platform gives clients access to real-time reports, updates and contracts, allowing for constant and transparent communication.

Witko Group also provides a consultative approach for building out space, working with developers on build-to-suit projects, as well as landlords and owners on spec suites designed for a post-COVID world, with innovative features that help tenants maintain safe distances and a clean, touch-free environment.

Prior to joining Cushman & Wakefield in 2017, Witkowski served in brokerage roles with both Avison Young and Colliers International. She is a graduate of Florida State University and serves on the board of directors for Camillus House.
