Cushman & Wakefield's Gordon Messinger Brings 4 New-To-Market Tenants To Four Seasons Tower

Cushman & Wakefield announced that Director Gordon Messinger has brokered four leases in the Four Seasons Tower located at 1441 Brickell Avenue.
Messinger, representing building owner Millennium Partners, has negotiated more than 18,000 square feet of new office leases in the building since late summer. All of these leases have been signed with new-to-market tenants.
REV Group, a $2-billion privately-owned corporation dedicated to serving worldwide fire, emergency, commercial, and recreational speciality vehicle markets, opened a 6,100-square-foot Miami office where it will employee 20 people. REV Group was represented by JLL’s Jeffrey Gordon.
Rainmaker Group, represented by Tyler Wyant and Bob Orban of Savills Studley, leased 4,800 square feet. Rainmaker is a privately held group of international companies focused on delivering risk management and risk retention solutions with proven experience in international markets advising large clients in the optimization and securitization of their risk portfolios. Rainmaker Group will employ 15 people here.
Trend Micro, represented by Sebastian Juncadella of Fairchild Partners, leased 3,900 square feet. Trend Micro is a global IT security firm which develops innovative security solutions for businesses and consumers to exchange digital information. The firm will initially employ five individuals in this location and plans to expand their presence in Miami.
Carmignac, represented by Gavin Macphail and Randy Carballo of JLL, leased 3,100 square feet. Founded in 1989, the Paris-based company is one of Europe’s leading asset managers with more than $56 billion under management. Carmignac’s office in Miami will be their first in the United States and employ eight people.
Messinger was named exclusive leasing agent at Four Seasons Tower in 2014 after occupancy fell to 60 percent in the wake of significant tenant departures. He has since closed more than 81,000 square feet of new leases in the building, bringing occupancy to nearly 100 percent with more new leases on the horizon.
 

“The leasing velocity at Four Seasons Tower has been exceptional and I expect the building to reach full occupancy by the end of the first quarter,” said Messinger. “We’ve been able to quickly fill space with prominent national and international tenants who value the prestige, convenience and world-class amenities offered by the building.”

Four Seasons Tower is a 70-story, 1.5 million square-foot, mixed-use high-rise. The building features 250,000 square feet of Class A office space, the five-star Four Seasons Hotel Miami housing 222 luxury rooms and 84 condo units, 186 residential units, and 14,000 square feet of banquet space. It is also home to Equinox, a state-of-the-art 50,000-square-foot fitness center, and the Edge Steak and Bar.
