Butters' Conte, Ahearn Negotiate Sale Of Fort Lauderdale Industrial Building

Butters Realty & Management Industrial Brokerage Team of JC Conte, SIOR and Brian T. Ahearn, CCIM sold a vacant 46,854-square-foot building which is situated on 4.1 acres directly behind The Plaza Hotel on 441 and Commercial Boulevard. Conte and Ahearn represented the interest of Mr. Andrew Wright who, since 1977, owned and operated his 45-year import & wholesale company that distributed hair products to more than 40 countries in the world from this location. Activity was steady through the 2nd half of 2019 when they obtained the listing and remained steady in the first Quarter of 2020 with several unacceptable offers coming in.

“We continued our aggressive marketing efforts and oddly enough, when Covid-19 hit, the activity and interest in the building sored,” offered Conte. “We ended up with two buyers (both users) competing to purchase the property simultaneously.”

Mr. Louis Carrio of Carrio Motorcars closed on the property with an SBA Loan for $4,100,000.  Carrio plans to fence off the entire site and convert most of the interior into air-conditioned showroom and showcasing their high-end and exotic automobiles.
