Bridge Inks 92,000+ SF Deal With First Tenant At Bridge Point FLL Logistics Center

Bridge Development Partners, one of South Florida’s most active industrial real estate developers, announced it has inked its first deal at Bridge Point FLL Logistics Center in Fort Lauderdale.

A leading containerized moving and storage services provider has signed a long-term lease agreement to occupy Building 1, which spans 92,165 square feet, beginning in the first quarter of 2020.


“We are pleased to have met all of our credit-worthy tenant’s needs and welcome them to the tenant roster at Bridge Point FLL Logistics Center,” said Kevin Carroll, Partner, Southeast Region of Bridge Development Partners. “Our Class-A logistics park is now 60 percent preleased. To keep our momentum, we are building out speculative office in the remainder of Building 2 to be able to accept immediate occupancy.”

CBRE Senior Vice Presidents Tom O’Loughlin and Larry Genet represented Bridge Development Partners in the transaction. The tenant was represented by the Nationwide-RE team led by President Perry Ruda and Senior Director of Leasing Jim Siegel. This is a relocation and expansion for the tenant, which currently leases space at another Broward County location.


“Bridge Point FLL Logistics Center’s close proximity to the rooftops on the east side of Broward County combined with its highway accessibility were major factors that played into this moving and storage company’s decision to relocate to this state-of-the- art business park,” said O’Loughlin.

Located at 3303 S.W. 12 Avenue at Fort Lauderdale–Hollywood International Airport, the 174,129-square-foot Bridge Point FLL Logistics Center features two Class-A industrial buildings divisible to 16,000 square feet. Building 1 spans 92,165 square feet, while Building 2 totals 81,964 square feet. Both are shallow-bay buildings, which allow more flexibility for today’s users, and will feature 32’ clear ceiling heights, rear-dock loading, and ESFR sprinkler systems.

Bridge acquired Bridge Point FLL Logistics Center’s strategically located 10.2-acre site, which formerly housed a school more than twenty years ago, in June of last year. The logistic center’s convenient location offers immediate access to all points in South Florida via I-95 and I-595, including air and seaports.

Since 2012, Bridge has acquired 473 acres throughout Miami Dade and Broward Counties and delivered more than 3 MSF of Class-A industrial space across the region. The company’s current South Florida portfolio spans more than 4 million square feet.
