Brickell Office Tower Gets New Name, Signs 34,800 SF Of New Leases

Brickell City Tower, a 33-story office building located at 80 SW 8th Street in the heart of Downtown Miami’s Brickell Financial District, is enjoying a new name, a new restaurant, and a batch of new tenants. The 287,000 square foot office tower, formerly known as Brickell Bayview Centre, has finalized new lease transactions totaling 34,800 square feet of office and retail space.
Moye restaurant, a new Italian dining concept by the team behind Miami Beach’s popular Sardinia Ristorante, has leased prime ground floor retail space at Brickell City Tower, becoming an added amenity to the building’s tenants. With locations throughout Italy in Milan and Florence, Moye’s Miami location marks the restaurant’s first location in the United States and fifth location worldwide. Serving traditional Italian cuisine originating from the southern region of Puglia, Moye will be open for lunch and dinner with indoor and outdoor café seating available.
Additional new tenants at Brickell City Tower include Inlingua language schools; the Woodlark Companies, a real estate investment firm; and Softbolt, a mobile technologies company. Meanwhile, the building’s leasing team also completed lease renewals with global food import/exporter Lamex Food Group, and engineering and construction company GLF Construction. Financial terms of the agreements were not disclosed.
Danet Linares and Alexander Cahlin of Blanca Commercial Real Estate served as exclusive leasing agents for Brickell City Tower, while Andres del Corral of Blanca Commercial Real Estate represented Inlingua; Ryan Akerman of CBRE, Inc. represented The Woodlark Companies; and Tony Jones of Cushman & Wakefield represented GLF Construction. The other leases did not involve co-brokers.
“This latest wave of new leases signed at Brickell City Tower points to its appeal among top-quality tenants who are drawn to the building’s strong ownership and convenient location directly across from the Metrorail, Mary Brickell Village, and the new Brickell CityCentre project,” said Danet Linares, Vice Chairman of Blanca Commercial Real Estate. “We are enthusiastic about the robust leasing activity we are experiencing at the tower. We expect to continue to attract an increasing number of companies seeking office space in the Brickell Financial District with a broad amenity base as is uniquely provided by Brickell City Tower.”
Brickell City Tower’s current occupancy rate stands at 87 percent, with a tenant roster that includes The Beacon Council, the Consulate General of Japan, Chase Bank, law firm Rumberger, Kirk & Caldwell, law firm Thornton, Davis & Fine, and marketing firm Max Borges Agency.
The property’s ownership is finalizing plans to undertake a full-scale capital improvement program set to begin during the second quarter of 2014. Planned upgrades include renovations to the building’s common areas, as well as updates to the main lobby, restrooms, and tenant floors.
The building has earned LEED certification from the U.S. Green Building Council and received an Energy Star rating in acknowledgement of its energy efficient operations.
