AVE Aviation & Commerce Center Announces 30,000 SF Lease Expansion

AVE Aviation & Commerce Center ─ the master-planned, 2.6 million-square-foot, mixed-use business park located in the western region of Opa-Locka Executive Airport ─ has signed a lease agreement to expand existing tenant Off Lease Only. The largest-volume, independent car dealership in America will occupy an additional 30,000 square feet.

The 15-year lease, which is valued at $7 million, will serve as the company’s vehicle showroom and offices to be located in the business park’s Building “J.” Off Lease Only established tenancy at AVE Aviation & Commerce Center in 2012 and has continued to expand due to ongoing demand as a thriving hub for its customer base. The company currently houses a 13-acre parking and retail lot that can accommodate up to 2,200 vehicles, as well as a 30,000-square-foot storage facility and service center for light maintenance and four acres for overflow storage. The newly-leased space was previously occupied by Goodyear Tires.

Miami’s strong industrial market, coupled with AVE Aviation & Commerce Center’s ‘Class A’ product, is a testament to the property maintaining tenancy at 100-percent within its one million square feet of developed space. Situated in the Miami Lakes industrial submarket, at 14350 N.W. 56th Court, it remains one of the area’s largest business parks, comprised of 178 acres and 31 businesses.

AVE Aviation & Commerce Center is home to a prestigious mix of tenants that have cemented their presence in the business park. These include Off Lease Only; United States Postal Service; Banyan Air Services; and Turbopower Rolls Royce MRO. On the horizon is a planned select-service hotel, to be situated with direct frontage on Red Road. Upon completion, it will deliver one of the submarket’s newest hospitality products to satisfy the area.

A pioneer in developing distribution and aviation-related industrial space that abuts Opa-Locka Executive Airport, AVE Aviation & Commerce Center’s ‘Class A’ amenities are a main feature of the business park.
