Two Fast-Growing Florida Companies Sign Corporate HQ Leases At Southlake Plaza Office Center

Two fast-growing South Florida companies, Driver’s Alert and YouFit Health Clubs, have committed to corporate headquarter leases at Southlake Plaza, according to real estate investment group S&K Worldwide Realty, owner of the two-building complex in the Newport Center Business Park along I-95 in Deerfield Beach.

“As demand grows for Broward County corporate relocation and expansion space, tenants are responding to the opportunity to be in a prime location at still attractive rates,” said S&K Worldwide Realty Broker Steve Garine.

Driver’s Alert has relocated its headquarters from Lighthouse Point to 8,410 square feet at 1350 East Newport Center Drive under a seven-year lease.  The company, founded in South Florida in 1989 as a pioneer in the 1-800 How’s My Driving service,  today provides large and small fleet managers with a full range of safety solutions that improve driver behavior and mitigate financial losses. George Sacks of Commercial Florida Realty represented the landlord and Beth DiPrato of Balistreri Realty represented the tenant.

Driver’s Alert President Mike Kroll said, “Driver’s Alert has been driving steady organic growth over the last five years by adopting technological solutions for fleet safety and delivering a high level of customer service.  Our new corporate headquarters, home to 40 employees, is an ideal space and meets our future growth needs as we plan to double our employee base over the next five years. The I-95 location is convenient, more prominent and will improve recruiting opportunities.”

YouFit Health Clubs is nearly doubling its current Southlake headquarters in the same building to 9,555 square feet under a five-year lease renewal brokered solely by S&K Worldwide Realty. The company, founded in 2008, is one of the fastest-growing fitness companies in America, with an average of three to four clubs opening per month. Its fitness clubs cater to those who simply want to be fit rather than to bodybuilders, and YouFit aims to be the “greenest” gym in America, using recycled materials in gym construction.

“Companies recognize with the strengthening economy, that timing is good to lock in space. Deerfield Beach is an adjunct to the Boca Raton market and as rates there rise, tenants are turning to more cost-effective nearby options,” said Sacks. “Southlake Plaza meets that need.” Southlake Plaza is well positioned with I-95 frontage and quick access to the Sawgrass Expressway, I-75 and Florida’s Turnpike. It can accommodate companies needing 2,000 up to 30,000 contiguous square feet.”

Located within the 119-acre Newport Business Center, Southlake Plaza’s two-story buildings, 1350 and 1400 East Newport Center Drive, total 123,288 square feet. The new tenants join companies including AT&T and JP Morgan Chase at Southlake Plaza, and corporate neighbors in the Newport Center Business Park include the University of Miami Sylvester at Deerfield Beach cancer center, MAPEI Americas, Staples’ back office operations, as well as two hotels — a Best Western and a Comfort Suites.
S&K and its related companies and partnerships own, develop and manage commercial and industrial real estate throughout Europe and the U.S., and have invested more than $650 million in Florida land, office, industrial and retail facilities.
