NAI Miami Announces New Project Management Division

NAI Miami is pleased to announce the creation of a Project Management division and the appointment of Ira Shapiro as Division Head/Project Manager.
In response to the firm’s client’s full service real estate needs, NAI Miami created this department to assist its clients in the construction management area.  The firm has identified a gap where the parties working on a construction project each represent their own interests and there is no party representing the client’s interests unless they are actively involved in the development or redevelopment of real estate.
Ira Shapiro will guide clients (landlord or tenant), through the various steps of their construction needs ensuring timeliness, accuracy and efficiency. This can include assisting in choosing a design professional as well as selection of a contractor.

“I will oversee the work of the design professionals and contractors for my clients’, identify issues before they arise and resolve issues as they arise, essentially becoming their eyes and ears” said Ira.  “This will allow my clients to focus on their primary business instead of construction management.”

Ira joined NAI Miami in 2002 after obtaining his Sales Associate License. In Mid 2003, NAI Miami signed a management and leasing agreement to represent Golden Glades Office Park, a 12 acre office park containing approximately 180,000 square feet of offices in 8 buildings.  Needing an onsite Property Manager, Ira was tasked with the job.
Over the years Ira has managed fourteen other office buildings, shopping centers and flex properties, including 1101 Brickell, a twin tower, 250,000 office complex located in the heart of the Brickell Financial District.
Through his years of property management, he has been involved in coordinating major hurricane repair damage, replacement of roof top water chilling systems, re-roofing high-rise buildings, coordinating the design and work on various ADA compliance issues, and involved in the design, construction and coordination of NAI Miami’s office relocation from the 2nd to the 3rd floor of their current location.
In his new role as Project Manager, Ira is already working on the build out of four new suites at Pinecrest Professional Building, tenant improvement work for a client at the Hallmark Office Condominiums in Hollywood, Florida and will soon be redeveloping a small retail building in Hollywood, Florida.   He is also currently inspecting a 52,000 square foot warehouse and compiling a report on the condition of the property (identifying conditions that need both immediate and long term attention while the property remains vacant). As part of this report Ira will research municipal and county records for open permit issues, code violations, citations resulting in property liens, and will make recommendations as to how to resolve any issues.
