JLL Tapped To Lease 86,000 SF Of New Retail, Showroom Space In Miami Design District

JLL has been selected to represent BH3, a real estate investment and development firm, in leasing the nine-story, 86,000-square-foot retail and showroom project soon to break ground in the Miami Design District. Once built, the property will become the premier showroom and design building in Florida.

The development at 3801 N Miami Ave., considered the first and largest ground-up Opportunity Zone project in the Miami Design District, is slated to break ground in the second quarter of 2020.

JLL Senior Vice President & South Florida Retail Lead Zach Winkler, Senior Associate Jonathan Rosen and Associate Lee Koniver will spearhead retail leasing for the property on behalf of BH3.

Centrally located just north of Downtown Miami and Brickell and less than 10 minutes from South Beach, Miami Design District’s 18 pedestrian-friendly square blocks have evolved into an internationally recognized mecca for luxury retail, high-concept restaurants, arts and culture. Global brands such as Louis Vuitton, Dior, Prada, Saint Laurent, Cartier and Hermès have their fashion houses in the district along with celebrity chef-driven restaurants, public art collections, galleries and museums.

 

“The Miami Design District is home to more than 130 flagship luxury stores and cultural institutions. It’s considered one of the premier luxury destinations for visitors and locals today,” said Winkler. “This property, prominently situated at the southwest entrance to the district with invaluable exposure on Interstate 95, offers unparalleled opportunities to designer fashion brands, high-end furniture stores, auction houses and other users seeking a presence in the district and access to affluent consumers.”

With offices in New York and Florida, developer BH3 is known for its distinctive real estate projects and assets.

 

“There is a pent-up demand of retailers, fashion brands, and hard goods users desirous to be within the Design District, seeking to benefit from affordable, high-visibility showroom space. This property is uniquely poised to meet those growing needs,” said Greg Freedman, principal and founder of BH3.

Designed by Miami-based Sieger Suarez Architects, the showroom property will feature 25-foot ceilings on the first floor and 14-foot ceilings above. The space is estimated to be delivered in the third quarter of 2021.
