Flagler Signs Whopping 475,000 SF Deal

Bullet Line, an international promotional products leader serving more than 9,000 distributors worldwide, has signed a lease deal for 475,000 square feet of industrial space at Centergate at Gratigny, located at 6301 E. 10th Avenue in Hialeah. This is the largest lease deal signed in the state this year.
“This is a win-win deal for everyone involved,” said Pike Rowley, president of Flagler Real Estate Services. “Not only have we added another Class-A tenant to the mix at Centergate, but Bullet Line will benefit from more efficient operations now that several of its regional facilities have been consolidated into a single base of operations.”
Wayne Schuchts and Ed Lyden with Flagler Real Estate Services, Flagler’s third-party brokerage and property management arm, represented the landlord. James Nolan with Butters Realty, along with Wayne Ramoski with Cushman & Wakefield, represented the tenant.
The state-of-the-art business park offers one million square feet in phase I of the development, which combines executive offices and climate-controlled manufacturing, light assembly and distribution space. The 47-acre park has 27 acres of available land which could accommodate an additional 650,000 square feet of new development.
The facility is located in the Airport North / Hialeah Industrial submarket of South Florida near the Gratigny Parkway, I-75, I-95 and the Florida Turnpike, providing immediate access to the Port of Miami and Miami International Airport.
Flagler has closed more than one million square feet of lease transactions at the mixed-use business park since taking over as the property’s asset manager nearly two years ago. Brian Kronberg, project manager at Flagler, led a large-scale revitalization and transformation to attract notable corporations and raise occupancy nearly 80 percent. Bullet Line joins an impressive tenant roster including Carnival Cruise Lines, Caterpillar Logistics, and Electronic Transaction Consultants Corp.
