CBRE announced it has been retained by Florida East Coast Industries, LLC (FECI) to handle office leasing for 101 Fort Lauderdale, the 190,000-square-foot mixed-use tower at Brightline’s Fort Lauderdale Station.

The fourteen-story building will feature 175,000 square feet of office space across 7 floors, parking and 15,000 square feet of ground-floor retail and amenities. The development, by FECI, is located at 101 Northwest 3rd Street and is set to offer unparalleled access to South Florida’s major cities with Brightline.

CBRE’s Senior Vice President Christopher Gallagher and Executive Vice President Jeffrey Kelly will be spearheading the office pre-leasing efforts at the property.

“101 Fort Lauderdale at Brightline will enjoy one of the best locations in all South Florida,” said Christopher Gallagher. “With build-to-suit offices and floor plates of 25,000 sq. ft., tenants will have direct access to Brightline and Class A amenities for their employees, partners and customers. 101 Fort Lauderdale will be a key economic driver for the area, giving businesses an opportunity to establish their footprint in Fort Lauderdale while being able to access talent from across South Florida.”

“Brightline is revolutionizing how employers in South Florida see the workplace and talent accessibility,” said Scott Correale, Fort Lauderdale market leader at CBRE. “From workplace strategy to longer-term recruitment, we are seeing our corporate clients very interested in learning how these new office locations and the use of Brightline could benefit their business operations.”

101 Fort Lauderdale will feature 25,000-square-foot floor plates with floor-to-ceiling windows and an availability of approximately 2.5 parking spaces per 1,000 square feet leased.

“With 101 Fort Lauderdale, we are thrilled to continue creating dynamic environments that integrate mixed-uses such as office and retail around alternative transportation modes,” said Bruce Snyder, ‎executive vice president and chief financial officer at FECI. “The incredible success with 2 and 3 MiamiCentral is evidence of the robust demand for office space near transportation hubs in South Florida’s urban cores. Building on this momentum, we are providing a new access point into Broward County as we bring this highly transit centric office building that will help cement Fort Lauderdale’s reputation as the City of Tomorrow.”

The office tower is located in the heart of Progresso Village in downtown Fort Lauderdale, providing close proximity to county and city government centers, courthouses and entertainment options. Its ground-level retail amenities will include food & beverage, fitness and shared conference facilities. In addition to Brightline, the property enjoys complete connectivity to Broward County Transit, Sun Trolley and is within close proximity to Tri-Rail. Through Brightline’s partnership with Lyft, there are also easily accessible Lyft pick-up and drop-off points.

The Brightline Fort Lauderdale Station is located at Northwest 2nd Avenue, between Broward Boulevard and Northwest 4th Street. The 60,000-square-foot station and platform offers a contemporary, multi-story lobby as well as parking facilities and an elevated lounge area for travelers.
