Cornerstone’s Catano and Trelles Close $10 Million In Miami Deals

Doral-based Cornerstone International Realty has closed 107,900 square feet in lease transactions valued at a total of $5.4 million.
The deals were negotiated by Hector Catano, and Frank Trelles, principals of Cornerstone International Realty.

The largest of the lease transactions was a warehouse lease of 38,000 square feet at 1701 NW 87th Avenue.  The 7-year deal is valued at $1,900,000.  Cornerstone represented the tenant, Super Restoration.  George Pino, President of State Street Realty represented the landlord, Prologis, in the transaction.
In another 7-year lease deal, Cornerstone negotiated 19,900 square feet on behalf of the tenant, CIC Auto Parts, at 11800 NW 100th Road in Flagler Station.   Stuart Gordon represented the landlord in the transaction, which is valued at $2,000,000.

The third deal was negotiated on behalf of broadcast audio and video equipment distributors Eurogroup International.  The 47,000 square foot, 3 year lease term at 7500 NW 25th Street in Miami is valued at $1,500,000. The tenant was represented by Lissette Gonzalez Torres, Sales Associate with Kaizen Realty Partners.
“The market continues to show signs of improvement.  Investors keep purchasing land as existing inventory goes up in price or gets absorbed,” said Catano.
Trelles and Catano closed on an additional $5.1 million in sales transactions, including two vacant land transactions.
Trelles added, “We are seeing an increase in activity in the industrial market and we don’t see it slowing down anytime soon, which is great news for our market.”
