Bridge Development Continues Brisk Development Pace Across South Florida With Acquisition Of 40-Acre Development Site

Fueled by strong market demand for Class-A industrial space, Bridge Development Partners, NAIOP South Florida’s 2016 Developer of the Year, continues its brisk development pace in South Florida with the $12.3 million acquisition of a 40-acre development site in Pompano Beach.

Strategically located equidistant between the Florida Turnpike and I-95 with direct frontage on Powerline Road, the site is the future home of Bridge Point Powerline Road, a state-of-the art +/- 467,832-square-foot industrial park featuring Class-A warehouse, distribution, and flex/showroom space.  Included in the 40-acre acquisition is a ±3.5-acre parcel with frontage along Powerline Road that Bridge is marketing for sale to users who require the unique access and visibility offered by the smaller parcel.

Bridge Development acquired the site from Waste Management Inc. of Florida. The seller is completely relocating off the site.  Already under construction, Phase I of Bridge Point Powerline Road is slated for delivery Q1 2019.

“There is still plenty of room left in this development cycle, especially in well positioned, underserved markets such as Pompano Beach,” said Kevin Carroll, a principal of Bridge Development Partners and Florida market leader. “This prime development site is located just minutes from both the Florida Turnpike and I-95, offering easy access throughout the Tri-County area. We look forward to meeting demand for institutional grade industrial space in this key distribution market with this world-class industrial business park.”

Located at 1951 North Powerline Road, Bridge Point Powerline Road business park is situated in the heart of Pompano Beach’s industrial submarket, midway between the Florida Turnpike and I-95—the shortest distance between the two interstate highways in Broward County. Bridge is developing all three facilities simultaneously.  Buildings 1 and 2 total 172,927 square feet each and share a 180’ truck court.  Building 3 totals 121,978 SF and boasts a fully-secured 121’ truck court. All buildings feature modern amenities, including 32’ clear ceiling heights, 54’ column spacing, 60’ speed bays, T-5 energy efficient lighting, and ESFR sprinkler systems.

The project offers easy access to South Florida’s major transportation arteries and is a short 15 minute-drive to Fort Lauderdale-Hollywood International Airport and Port Everglades and just 30 minutes from Miami International Airport and PortMiami.

This announcement comes on the heels of Bridge Development’s acquisition of a 185-acre development site in Miami Gardens where it plans to develop a 2 million square foot business park called Bridge Point Commerce Center—the company’s largest South Florida project to date.

Since entering the South Florida market in 2010, Bridge Development has delivered more than 2 million square feet of Class-A industrial space.
