Brickell City Centre Rebrands Office Component, Adds 130,000 SF Office Tower

Swire Properties Inc., one of South Florida’s leading international developers of urban real estate, announced that Brickell City Centre, the landmark $1.05 billion mixed-use project in the heart of Brickell, has rebranded its office component to incorporate an additional 130,000 square-foot office tower. The project will encompass two Class A office buildings, totaling 260,000 square feet, set to deliver by the end of year.
The logo rebrand follows the building’s change of use due to an influx of market demand for office space in Brickell, coupled with a lack of inventory for new businesses looking to headquarter in the bustling financial district. The 5.4 million square-foot project, which sits at the epicenter of South Florida’s international finance and trade corridor, is incorporating two mid-tier Class A office towers, Two Brickell City Centre and Three Brickell City Centre.
Designed by award-winning architecture firm, Arquitectonica, the 12-story all-glass towers allow for office spaces ranging from 4,000 square feet to 130,000 square feet.
 

“One of the two towers, Three Brickell City Centre, although designed with use flexibility, was originally designated as a wellness center, but current market conditions show demand for additional office space,” said Edward Owen, Swire Properties’ office leasing manager. “Swire decided that it was in the best interest of the market to create supply to further Brickell’s growth as a leading international business hub.”

Akerman LLP, Miami’s largest law firm, is the lead office tenant at Three Brickell City Centre and will occupy 80 percent of the building.
Often referred to as Miami’s Wall Street, the Brickell neighborhood has emerged into South Florida’s epicenter of international banking and business, and acts as one of the largest financial districts in the United States. Aided by the Metromover train system, Brickell is one of the most connected neighborhoods in downtown Miami.
The office buildings will seamlessly connect with Miami’s key transportation nodes. Swire Properties is incorporating and upgrading the Eighth Street Metromover stop to exit directly into the project’s third floor for easy and convenient access to the office towers.  Brickell City Centre will also ease vehicle congestion with an expansive two-story underground carpark that traverses streets, along with multiple city bus and trolley stops, Citi Bike stations and bike storage racks. The office towers will benefit from Brickell City Centre’s seven points of access, including multiple valet locations where vehicle pickup and drop off can occur at different locations around the project.
The offices will also have direct access to Brickell City Centre’s 70,000 square feet of international restaurants, cafes and entertainment options as part of the project’s 500,000 square-foot shopping center, which is anchored by Saks Fifth Avenue, Cinemex theatre and other leading fashion retailers and luxury brands.
Adjacent to the EAST, Miami Hotel, office tenants will have special access to the hotel’s large-scale conference facilities, which boast views of the city’s skyline, as well as its rooftop bar, Sugar, and renowned Uruguayan restaurant, Quinta La Huella.
The two mid-rise towers, which are among the newest office buildings in Brickell, are both LEED gold pre-certified, feature state-of-the-art infrastructure and five levels of easily accessible above- and below-ground garage parking. The buildings’ floors are virtually column-free, which allows tenants numerous ways to customize different workspaces. The towers boast nearly floor-to-ceiling glass windows and 10’-high walls. Two Brickell Centre also features a private covered terrace for businesses looking for outdoor spaces to complement their offices.
The two offices are one of the few buildings connected to NAP of the Americas, Miami’s flagship data center facility that acts as a key connectivity hub for Latin America and the Southeastern U.S. via a massive network of underground fibers. The NAP is one of the largest and most connected datacenters in the world.
The office, condominium and hotel components at Brickell City Centre are  set for completion this winter.
